Our Maintenance Program Process

INITIAL ROOF ASSESSMENT

Full roof inspection with drone imaging and thermal scan. We document your roof’s current condition, identify existing deficiencies, and establish your baseline report. This is your starting point.

CUSTOM MAINTENANCE PLAN

Based on your roof type, age, condition, and Oregon’s seasonal weather patterns, we build a maintenance schedule tailored to your property. Flat roofs and older roofs get more frequent checks. Newer roofs get annual visits.

SCHEDULED INSPECTIONS

We contact you before every visit, perform the full checklist inspection, and handle minor repairs on the spot when possible. No separate trip. No extra invoice for caulking a vent boot or reseating a piece of flashing.

CONDITION REPORT DELIVERY

After every visit, you receive a written report with timestamped photos showing every area inspected and any recommended repairs. Reports are stored in your file so you can track your roof’s condition year over year.

PRIORITY STORM RESPONSE

Maintenance program members get priority scheduling after storm events. When a major weather event hits the Portland metro, our program members go to the front of the line for inspections and emergency repairs.

What’s Included in Every Maintenance Visit

Every maintenance visit follows the same documented checklist, regardless of whether your roof is asphalt shingle, flat membrane, metal, or tile. We inspect the areas that fail first and fail quietly.


Flashing around chimneys, skylights, walls, and vents. Pipe boots and penetration seals. Gutter and downspout condition, pitch, and drainage flow. Ridge cap and hip cap adhesion. Membrane seams, edges, and ponding areas on flat roofs. Attic ventilation (soffit intake and ridge exhaust). Decking condition where accessible. Debris removal from valleys, gutters, and scuppers.


After the inspection, you receive a written report with timestamped photos through CompanyCam showing every area we checked and anything that needs attention. No surprises. No guesswork. You see what we see.
